
Before you submit a warranty claim, there are a few items you should know:
Web Site warranty requests are to be used for non-emergency warranty claims only. If this is an emergency- call the 888 number associated with your property.
Only the Homeowners may request warranty Services- Renters must contact their landlord for administration of lease-specific maintenance and/or repair issues
Warranty Claim phone calls must go through the 888 number assigned to your property. Calls to any other department within Amtek are not considered valid warranty claims.
The Community Management Firm has no purview with respect to the Developer's Warranty to individual homeowners. Their interest in the warranty relates to the functional performance of common area elements only.
The owner/ renter must be present when warranty services are being performed (except in cases of emergency in vacant homes) and remain in home throughout the repair visit. No renumeration or any form of compensation is ever implied to be part of the warranty obligation.
A signature is required at the time of completion of the warranty regular service visit. Refusal to acknowledge completion of the warranty repair does not constitute an agreement by the developer to effect further repairs.
The warranty is for mechanical, plumbing, electrical, and structural items only. Cosmetic issues are not warrantable.
The statutory warranty obligations do not require any specific performance (response time) to warranty claims. The response times noted herein were given by the developer in an attempt to promote good will.
Only the remaining time from the original statutory obligation is transferable upon resale.
Warranty repairs are designed to cure the defect. The nature of the repair or decision to replace is at the discretion of the developer. Nothing is construed to imply that the term of the warranty will be extended as a result of a warrantable condition or repair.
The Service Technician affecting the repair does not have the authority to determine whether a repair is warrantable.
